If you look at the map Peebles is 20 miles South of Edinburgh.
Kirkton manor is shown on most maps South West of Peebles.

Directions from South and M74

From the South, the M6 becomes A74(M)
Come off at junction 15 (Moffat).  In Moffat  follow signs A701 to Edinburgh.
Follow the A701 through  Tweedsmuir and turn right onto B712 to Peebles. (easy to miss sign if traveling too fast).
Go past Dawyck Botanic Garden, Stobo Village and Stobo Castle (Health Spa)
At the T junction turn right A72 to Peebles.

Turn right at Signpost for Kirkton Manor (very sharp turn)
 Follow the road over the Bridge (River Tweed),
 Keep following road around sharp right bend,
 Past houses of Kirkton Manor Village.
 The hall is on your left, just past the Church.

Directions from Peebles

Leave Peebles on the A72 towards Biggar and go past Neidpath Castle on left, around very sharp bend and then turn left at first road Sign Post Kirkton Manor, follow directions above.
